Upright Community Association Management, LLC, otherwise known as UCAM is a division of Acme Propery Managers, which has served its clients so well in the area of community association management. UCAM was birthed to further ascertain our commitment to all member homeowner associations that "We Can Never Get So Big To Have A Need To Outsource Their Mangement" just like so many of our competitors do. To mitigate this kind of "Lack of Closeness To The Communities And Homeowners", we have done a handful of Spin-offs which have not only been proven to work but have also reversed and/or perhaps re-introduced the positivity that homeowners naturally ask for in their communities.

Property Closing & Foreclosure- To facilitate a consistent and timely delivery of closing-related information, UCAM has established a designated closing department. Our closing department is designed to make property transfers as simple as possible. Our property closing role handles closing letter issuance, final balances collection, completion of closing questionnaires, liaison with closing attorney and real estate agents

Though most HOAs experience foreclosure less frequently than property transfers that emanate from direct sales. Notwithstanding, we have a team of staff that understands the nitty-gritty of what it takes to collect final balances from homeowners whose properties are being foreclosed. The experience of this team includes researches vis-a-vis property deeds & records, FIFA & Lien to name a few. Above all, we provide all the correspondences back & forth with the federal foreclosure district courts.

With the current upsurge in property sales, it can be pretty daunting staying on top of all the required tasks in meeting closing requirements. That said, procedures are in place to catch all sales and ensure that balances are not being left or transferred to buyers especially within our large HOA communities.

What are HOA Governing Documents? HOA governing documents are a set of documents that are used to guide the day-to-day operations and rules within a community. Quite often the governing documents will include articles of incorporation, bylaws, covenants, and rules and regulations but these documents can vary from one HOA to the next and are also partially determined by state laws.

Almost every state has statutes governing condominiums and homeowner associations. In addition most associations are subject to the state corporations? code. If you are on a board or establishing a new community, make sure you check your state laws to determine which documents are required. Association governing documents are almost always trumped by state law. But, when association documents conflict among themselves, the declaration or proprietary lease carries the greatest weight, followed by the bylaws and then the rules and regulations.
