Tracy Sprowls

Business Development Manager

As a real estate agent herself, Tracy has a burning desire for community ralated efforts and activities. She has always been one of the go-to persons in all the communities she has lived in.

Tracy is a Georgia native who understands the local real estate market and brings her expertise as a leader in the industry. Her interest and passion in all things related to stong and healthy community were her motivating factors for being involved in Homeowners Community Management. She leads all innovations in maintaining secure and peaceful communities that all homoeowners in the communities we manage can call a homes.

Tracy has helped us maintain a standard that really sets us apart from others in the community management space. She insisted that "UCAM will never get so big to a point where management of its member community will be outsourced". She created that standard, provided all the tasks needed to actualize it and today, we are proud to say that we are the only community association company that would create a full blown management team to support a community instead of outsourcing its management. We do this to stay involved and deliver exactly what we promised

Her innovations and real estate industry acumen really saved the day for most of our clients during the last wave of the real estate downturn:

  • Foreclosures were happening so fast, some streets in many communities were frequently getting littered with eviction trash but Tracy came up with an idea for cleaning up the streets with zero bills incurred by the HOAs.
  • She held several meetings with city managers, homeowners board members, utility companies and other stake-holders to make sure reversals were made to lack of proper handover in the way some streets within certain communities were turned over to the city.
  • She brought innovations to homeowners asscociation treasury and ascertained that systems were put in place to reduce yearly assessment delinquency from 45% to 5%.
  • She fought and won many many uphill battles against real estate investors putting retal caps in communities - this is just to further substantiate her belief that a community should not be run over by rich investors.

Tracy earned a Master of Science degree in Information technology from Kennesaw States University.

Ebony Arnold

Accounts & HOA Specialist

Ebony has over ten years of operation experience in community association management. She prides herself in providing excellent customer service while maintaining efficiency. She brings to the table lots of innovative expertise that have not only helped our members maintain friendliest communities to live in, but through her performance delivery; has also leveraged her skills in solving community and homeowners' association issues.

Ebony continues to grow her professional skills and education in community association management while maintaining positive operation environment and strong work ethic. She is our go-to person for innovations in what other entities in our space fight to tackle every day.

Ruth Paulus

Chief Compliance Officer

Though Ruth's responsibility crosses across all areas of our operation but she's officially charged with compliance, vendor and insurance/project management. She's able to wear this kind of multi layered had because of her deep experiences in community management space:

  • Property Management - oversees compliance inspections and rules and covenant enforcement. Attend board meetings and annual meetings of each association. Investigate and resolve issues. Perform routine site visits. Oversee general maintenance and upkeep of common areas. Maintain records of all income and expenses relating to each community. Prepare and submit to the Board, a recommended Annual Budget for the next fiscal year showing anticipated income and expenses. Review and approve all expenses of each property.
  • Vendor Management - hire engineers so they may conduct a reserve study analysis. Hire, retain, supervise, and discharge vendors that may be required to repair, maintain, and operate the property on behalf of the Association and in accordance with the budget. Negotiate contracts for utilities, and such other services as may be necessary. Purchase equipment, tools, appliances, materials, and supplies for each community as are necessary for the proper operation and maintenance of the property.
  • Insurance and Project Management - maintain appropriate records of insurance coverage. Report all accidents or claims for damage relating to the common elements of the community. Supervise insurance claim rehabilitation, construction, remodeling, renovations and capital improvements.

Sandra Wellington

Human Resources Manager

Sandra's background is human resources. We are proud to say that we have one of the best in human resources. She brings years of experience from this area to complement what we do. Our commitment is never to get too big, decide to outsource and end up compromising our values and promises to our clients. Given that, there are challenges in having to re-group, put the best team together and deploy when the need arises. We have clients whose standards require more dedicated headcounts to their communities - this is one of the areas where Sandra always shines.

Sandra has been instrumental in other areas that require deep knowledge and understanding of the real estate industry specific rules vis-a-vis community management and how to keep us updated with them.

With background in leadership and people management, she runs all the preliminary aspects of new account acquisition and provide deep insights to what must be done before even acquiring certain accounts based on her foresight. With her expertise and experience, some communities must make sure that certain standards are in place before we engage in their management. On several occasions when her perculiar approach have been a prelude to our engagement, the results have made life much safer for the homeowners and management much more itch-free for us as a company.

Sandra graduated from the University of the Witwatersrand with a Bachelors Degree in Economics.

Maurice Pollard

Accounts & HOA Specialist

Maurice drives and supports a wide range of strategic and operational initiatives. He is also responsible for transferring best practices across the operations and business units to impact positive change throughout the organization.

He brings over 21 years of combined experience from banking to real estate sales to community association management. He's one of our more revered account managers. He has been charged with several of the most difficult to manage communities in the metro and has continually proven that he's the best person for the job. He is able to bring homeowners and board member together leveraging his exceptional people skills, even temperament and eloquence. He has hands-on experience with businesses ranging from start-up to enterprise with extensive knowledge of corporate operations and business management including business planning, strategic management, and project planning.

He has championed so many spin-offs within our organization and handed off to operation people. He was charged with these kinds of exercise owing to the trust he has garnered among his colleagues and within our clients' community.

Maurice received his Bachelors Degree in Language Arts and Masters in Business Administration both from the University of Greenwich, United Kingdom.

Josh Nicholas

Partner

Josh's personality, temperament and professionalism, very well qualify him as the epitome of good leadership. As the president of a community associations management group, among many leadership positions he has held; he passionately create the time to make sure that his standard reflects in our way of conducting business.

He has been approached with propositions that many in his position would have accepted as lucrative and business as usual but his promises to our homeowners' association members have always been his priority. He proudly says that his number one job is not to let pour standard drop and has done a great job maintaining it. Not a day goes by is his busy day without a status check on all of the arms in our management group. Josh brings leadership experience from diverse.

With his broad range of expertise in different industry vertrticals, Josh is of course our champion for all our leadership roadmaps and initiatives. He exudes magnanimity and modesty in sitting in while he relies on designated leadership of specified communities and spin-offs in all our briefs.

Josh holds a bachelor's degree in Geography & Masters in Geospatial Information Sciences from the University of Maryland at College Park, MD.
